Section 3 compliance staff training*

This training can be completed for Client personnel and Board Members at the Clients office or other provided venue. The one-day regulatory training will include a review of the full current regulation and best practices. The objectives of this training are:

  • Teach the regulatory requirements in full but simple terms
  • Offer some insight into best practices to simplify compliance and policy development
  • To assist the agency in determining if the language or spirit of the regulation is best in its execution
  • To help the agency conceptualize the most affective compliance monitoring and management methods
  • Tracking methodologies for accurate and timely reporting

Section 3 policy 

We develop a new Section 3 policy package inclusive of a:

  • Simplified but thorough Section 3 Policy
  • Step-by- step implementation internal procedures
  • A full solicitation package with contractor certification forms
    • Instructions to contractors on meeting the Notice, Encouragement, and Facilitation requirements
    • Section 3 Clause
    • Certification of Compliance
    • Resident Self-Certification form

The package is easily insertable in all agency procurements to meet the regulation. As a part of this service, Client will receive free electronic technical assistance for one year. Draft documents are provided to the Client within 24 hours of receipt of the signed agreement. All work is completed off-site with email communications as needed to finalize the draft document.

SECTION 3 Regulatory Training for contractors*

This training is designed and specific to contractors charged with meeting Section 3 compliance as part of their HUD funded contract. The 3 hour course concisely covers:

  • The regulatory requirements in full but simple terms
  • Insight into best practices to simplify compliance
  • Examples of job site postings, flyers, newspaper ads, and other outreach efforts
  • Tracking methodologies for accurate and timely reporting

SECTION 3 CERTIFIED COORDINATOR TRAININGS*

Our Level 100 and Level 200 , 3-Day Certified Section 3 Coordinator Trainings are designed for compliance professionals that wish to advance their education of the Section 3 regulation and the detailed aspects of how the regulations progressed to its current status under HUD. 

Participants receive a certificate verifying their successful passing of the end-of-course exam.  This class presents a great opportunity for networking and sharing of best practices.  All types of recipients, contractors, developers, and residents are benefited by attending. This course can be held locally, regionally, or nationally.

SECTION 3 regulatory training for residents

This is a 90-minute compliance training reviewing the critical parts of the regulation pertinent to low-income and public housing residents and resident organizations. The objectives of this training are:

  • Teach the regulatory requirements in full but simple terms
  • Offer some insight into best practices to help residents benefit from the regulation
  • Options for assisting the recipients and contractors in outreach and identifying qualified residents to work or receive training via Section 3 contracts
  • Information on the HUD Section 3 complaint process via the HUD form 958 Complaint Register
  • What employment related trainings residents should be seeking to better their opportunities from Section 3 contracts/funds
  • Determine if starting a Section 3 Resident Owned Businesses is the right answer to earn money

Section 3 Small Business Concern Development

This business development training gives those interested in starting small business enterprises the knowledge to write business plans, develop budgets, determine staffing levels and inventory requirements. You can not get this level of information in an easy to understand language anywhere else.

PROPERTY MANAGEMENT / LEASING CONSULTANT

This program is a comprehensive review of every aspect of leasing and Risk Management (RM) perspective. This is a merger of multiple workshops on Risk Management, Financial Management and Consumer Leasing Tips. The program covers everything from how to lease and market to resident retention, service requests, Fair Housing/ADA Law, preserving your real estate and dealing with and avoiding litigation after move-out.

CONSTRUCTION TRADES SKILLS VIDEO TRAINING

This training covers all residential construction areas with quizzes and exams to cover up to 40 hours.  This is a full video and written comprehensive construction trades classroom training we offer to teach a host of construction trades from foundations to set-out.  Our training teaches all disciplines related to construction from design, architecture, and general contracting through all the mechanicals, carpentry, drywall, punch-out, and closeout.  There are tests for each trade and section of work taught.  Participants have to achieve an 80% competency level to receive a certificate of completion and written letter of recommendation of employability.

Guide to Excellence in the Automotive Industry

This 5-day classroom training is designed to teach all aspects of working at an automotive dealership from porter to service advisor and sales.  This class is interactive, exciting and involves lots of exercises to teach professional service and salesmanship skills to ready high school educated people with the tools to be ready to work in a dealership immediately after class.  The instructor is an experienced professional working in-industry today with connections to help open doors toward employment.

Fair housing

This is not the boring fair housing experience you may have sat through in the past. This is an in depth study and education of the laws and history of American’s rights to buy, sell, rent, finance and possess housing. Based on the time allotted, costumed role-playing can be added to enhance and reinforce the learning experience. The lesson starts pre-1865 and covers all the protected and some unprotected classes. Our philosophy is a simple one – let the paperwork, not people, determine qualified status.

Customer service "Branding"

We provide a comprehensive professional customer service-training program designed to model, instruct, and set a policy for professional conduct and customer interaction.  The training being provide is geared to develop a service delivery standard based on a technique of ”Branding” the client’s service model as established by its leadership.  This renders immediate buy-in by the participants and more easily allows for a transition of behavior.  Our training covers the following educational objectives: 

  1. Creating the Client’s “Brand” of service
  2. Identifying the Client’s current customers 
  3. Creating a list of each of the customer’s expectations from the management personnel
  4. Develop a list of languages used by the customer to communicate their expectations and creating a “Proper Response Technique” (PRT)
  5. Modeling a PRT for a variety of potential conflict situations – Role Playing
