We start by conducting extensive organizational research and develop new and exciting exercises to promote sensitivity, organization and respect. This is a real blue jeans and T-shirt experience full of fun, learning, sharing and caring.

PROFESSIONAL OFFICE ETIQUETTE

This is a half-day of exercises, role-playing and music all designed to illustrate appropriate and inappropriate work place activities. It covers many of the protected class issues and sensitivity concerns such as sexual harassment and diversity. This is a very participative and educational program lightened with a pound of humor. EMPLOYMENT READINESS AND PROFESSIONAL DEVELOPMENT

This is a 13-module training process covering such important areas as job preparedness, community support, dealing with drug addictions and criminal backgrounds when seeking employment, overcoming the crab mentality, business development and much, much more. This program is very inspirational and uplifting, but allows for no excuses. The business development portion gives those interested in starting small business enterprises the knowledge to write business plans, develop budgets, determine staffing levels and inventory requirements. You can not get this level of information in an easy to understand language anywhere else.

DEVELOPING REAL ESTATE OUTSIDE OF PUBLIC HOUSING

Many housing agencies are attempting to find new revenue streams to create better living environments for their residents while providing more manageable communities. One solution is to develop new real estate that either replaces or is in addition to your current aging, obsolete and costly public or affordable housing. Costumed role-playing and independent exercises are used to illustrate the negative affects of stereotyping in selling. Extensive time management and goal setting skills are taught and reinforced throughout the power-packed program.

FAIR HOUSING AND YOU

This is not the boring fair housing experience you may have sat through in the past. This is an in depth study and education of the laws and history of American’s rights to buy, sell, rent, finance and possess housing. Based on the time allotted, costumed role-playing can be added to enhance and reinforce the learning experience. The lesson starts pre-1865 and covers all the protected and some unprotected classes. Our philosophy is a simple one – let the paperwork, not people determine qualified status.

Getting to Know Your Assets Financially

Based on the level of expertise or budget control your managers have, this hands on workshop will teach, reinforce and otherwise enhance their financial management capacity. In the ever-changing environment of housing there is always a steady stream of new managers taking over multi-million dollar assets. Managers are often hired or promoted without fully understanding the basics of how to run a business. In two educational packed sessions they will be taught the basics of real estate economics such as why the rent must be collected timely, to how to create a budget and reforecast it constantly. This is a very in-depth, hands on workshop with each person using laptops loaded with working excel spreadsheets. Actual real estate documents are used to illustrate budget line items, rent rolls, charge adjust journals, write-offs, general ledgers, delinquency recaps and more. The program uses lease-up and operating budgets for start-up and rehab properties. This is the level of training owners and investors want to see from their management company.

Faith Based Training

The reality of living a spiritual life is not unlike everything else in our world today, it takes money to fulfill many of the missions and meet the daily financial obligations of the worship center.  To that end, we offer our Financial Empowerment Training Program to congregations to help them “fill their personal coffers” so they are better able to support their local house of worship and provide greater tithes and offerings.
