TEAM BUILDING FOR THE AGES
In most office or corporate environments the opportunity to step on someone’s toes is all too easy. The number of times we do so intentionally is very small, although it can become the biggest productivity loser for any group or organization. Motivation, Inc. has a dynamic team building program specifically designed for your group. We start by conducting extensive organizational research and develop new and exciting exercises to promote sensitivity, organization and respect. This is a real blue jeans and T-shirt experience full of fun, learning, sharing and caring.
PROFESSIONAL OFFICE ETIQUETTE
This is a half-day of exercises, role-playing and music all designed to illustrate appropriate and inappropriate work place activities. It covers many of the protected class issues and sensitivity concerns such as sexual harassment and diversity. This is a very participative and educational program lightened with a pound of humor. (For Affordable and Public Housing Groups Only)
EMPLOYMENT READINESS AND PROFESSIONAL
This is a 13-module training process covering such important areas as job preparedness, community support, dealing with drug addictions and criminal backgrounds when seeking employment, overcoming the crab mentality, business development and much, much more. This program is very inspirational and uplifting, but allows for no excuses. The business development portion gives those interested in starting small business enterprises the knowledge to write business plans, develop budgets, determine staffing levels and inventory requirements. You can not get this level of information in an easy to understand language anywhere else.
DEVELOPING REAL ESTATE OUTSIDE OF PUBLIC HOUSING
Many housing agencies are attempting to find new revenue streams to create better living environments for their residents while providing more manageable communities. One solution is to develop new real estate that either replaces or is in addition to your current aging, obsolete and costly public or affordable housing. The decision to become a developer is generally based on politics and economics. Despite your reasoning, if you are seeking to enter the world of development, let Motivation, Inc. assist you. We can facilitate a thorough but understandable, informational Board and Executive Staff retreat to layout the development landscape from site selection and financing options to closing and lease-up. Additionally, we will provide you guidance and insight into the many decisions that others will attempt to convince you make sense so they can make money. With us at your side, you will receive honest and direct information from the only educated source that doesn’t get paid based on the deal closing. Because we have no incentive to push for a closing, we can be objective and undeterred by co-developers, architects, contractors or equity partners. You have too much on the line to go at this venture alone, so don’t.
CONVERTING TO ASSET MANAGEMENT
The decision to develop real estate or other operational programs outside of the PHA environment will require an operational format different from what you may be accustomed to. In order to deal with the change in operational focus, your organization must rethink every aspect of what you do from answering the phone to processing service request and dealing with new customers. Motivation, Inc. offers a multi-phased program for converting your operations to a more strategic and ROI (return on investment) approach to business. Consider this: If you could save one million dollars or more a year operating the same portfolio of real estate by realigning your management team or methodology, would you do it? Of course you would.

GOING FOR THE GOLD
If selling is the vehicle that fuels your business, then excellent service should be the oil that keeps your engine strong. By teaching participants how their personalities work with others, we illustrate methods for closing and objection rebuttals resulting in higher leasing ratios. This is an educational and motivational program that stresses customer retention and walk-in service with an emphasis on phone traffic conversion, costs per lease and maximizing your advertising dollars.
I CAN MAKE IT HAPPEN
This is a three tiered program designed to create excitement about what can be the most uncomfortable situations when managing real estate. The workshop is a highly charged motivational/educational program presented with a cross-cultural array of music. Costumed role-playing and independent exercises are used to illustrate the negative affects of stereotyping in selling. Extensive time management and goal setting skills are taught and reinforced throughout the power-packed program.
FAIR HOUSING AND YOU
This is not the boring fair housing experience you may have sat through in the past. This is an in depth study and education of the laws and history of American’s rights to buy, sell, rent, finance and possess housing. Based on the time allotted, costumed role-playing can be added to enhance and reinforce the learning experience. The lesson starts pre-1865 and covers all the protected and some unprotected classes. Our philosophy is a simple one – let the paperwork, not people determine qualified status.
YOUR LADDER TO SUCCESS
Despite Your job, marital status, age, weight or any other factor, this is a personal growth program where you can learn skills and lessons for changing your life. This program is sensitive to the reality that most people are at a place in their lives that they would like to transcend and come out on the other side a better or different person. Based strongly on the lives of those who have made a lot of lemonade out of really bitter lemons, you will be given the blueprint on how to make your future a lot brighter. This is all based upon the MINE IS 1 philosophy. If you or your firm are ready to take the next step towards real satisfaction and success, this is a must attend seminar.
Getting to Know Your Assets Financially
Based on the level of expertise or budget control your managers have, this hands on workshop will teach, reinforce and otherwise enhance their financial management capacity. In the ever-changing environment of housing there is always a steady stream of new managers taking over multi-million dollar assets. Managers are often hired or promoted without fully understanding the basics of how to run a business. In two educational packed sessions they will be taught the basics of real estate economics such as why the rent must be collected timely, to how to create a budget and reforecast it constantly. This is a very in-depth, hands on workshop with each person using laptops loaded with working excel spreadsheets. Actual real estate documents are used to illustrate budget line items, rent rolls, charge adjust journals, write-offs, general ledgers, delinquency recaps and more. The program uses lease-up and operating budgets for start-up and rehab properties. This is the level of training owners and investors want to see from their management company.
Faith Based Training
The reality of living a spiritual life is not unlike everything else in our world today, it takes money to fulfill many of the missions and meet the daily financial obligations of the worship center. To that end, we offer our Financial Empowerment Training Program to congregations to help them “fill their personal coffers” so they are better able to support their local house of worship and provide greater tithes and offerings.
