WORK IN PROGRESS Completed a multi-phased pre-purchase acquisition of residential portfolio in Cordele, GA consisting of 279 properties/340 units. We prepare all financial analysis, property inspections, file audits, market surveys, and community and political support.

Continue to work to identify acquisition target portfolios within the clients Empowerment Zone designated area. To date we have close two portfolios including 17-bank REO’s to be used as home ownership properties and 80 affordable housing units and single family residences.

WORK IN PROGRESS In August 2004 conducted Organizational and Staff Assessments as part of the new leadership transition.

In March 2005 conducted and facilitated Board Strategic Planning Workshop outlining the organizations plans for asset management conversion and future development of new assets.

In 2008 facilitated a half day joint GHA and City Commissioners and other Officials Informational Partnership training designed to bridge the information gap and to align the housing authorities initiatives with the City’s growth and redevelopment activities and long-term plans.

2008 Conducted full inventory and fixed assets inventory wit electronic report.

2009 conducted two Section 3 Resident training programs resulting in the development of a Section 3 Concern that provides turnkey services for the GHA and employs only their residents. We continue to provide support for that entity.

2009 Conducted the executive search and successfully recruited the new CEO for the Board at no cost.

From 2004 to Currently We provide development services including developing the solicitation for development partners to guide the GHA through the replacement of all 250 of its outdated public housing units of the next five to eight years. We prepared and issued multiple ITB’s for the purchase of the GHA assets to raise capital to leverage toward new development. We are now pursuing HUD approval on our demo/dispo requests. Our role is to act as it guardian advisor reviewing all development plans and proposals presented to the client and advising on the viability of each plan before the Board accepts them. We are also developing an in-house development strategy to handle the full redevelopment initiative due to a lack of external availability of development partners. We attend all monthly Board Meetings as well to give direct reports to the BOC.
