Mr. Swiney initially launched his career in real estate and has since went on to diversify his real estate knowledge by strategically securing positions with industry leaders that kept him at the forefront of management and operations concepts. Mr. Swiney has more than 16 years experience managing properties utilizing a diverse representation of financing avenues for purchase, construction or rehabilitation that include: Community Block Grants, Conventional, Farmers Home and Federal (HUD) Loans, Section 8 Certificates and Vouchers, Section 202 (elderly housing), Section 235, Section 42 (tax credits) and Tax Exempt Bonds.
His experience includes the acquisition, lease-up, operations, repositioning and disposition of multiple classes of real estate from A++ conventional to public housing. He has structured and managed several properties from site selection through construction and full occupancy. Mr. Swiney’s diverse experience includes the management of 260,000 square feet of office, retail, industrial and warehouse space. He has overseen portfolios as large as 40 properties in five states and hundreds of employees. His construction experience includes identifying, contracting and supervising more than $14 million of renovation/rehabilitation projects and $40 million in new construction. In addition, he has created and operated three management and one full service corporate accommodation companies, including Millennium Management, Snyder Multi-family Management, Snyder Corporate Accommodations, Camden Housing Group, LLC and Motivation, Inc. He currently owns and operates two successful firms today from his Atlanta office.
Mr. Swiney understands the many needs of his owner clients, having worked with a variety of non-profit and for-profit owner entities from individual investors, community development corporations (CDCs), private corporations, REIT’s and partnerships to institutional owners such as insurance companies, pension funds and banks.

LaTriece Cast-Swiney Vice President of Compliance Management Services
Ms. Swiney is a detail oriented, marketing and event planning professional having served in this role for three years for Lettuce Entertain You Enterprises (LEYE) one of the nation’s premier restaurant groups. She last directed special event activities for two restaurants in the suburbs of Washington, DC. Prior to her stay the DC area, she coordinated special events for three of LEYE restaurants in Chicago. As an integral part of the highest grossing division within the company she supported that growth by managing all on-line marketing for seven restaurants including daily updates and special events communication with clients.
Prior to joining Motivation, Inc Ms. Swiney completed her junior year of college at DePaul University, pursuing a Bachelor of Arts in Media and Communications while working full time. She will complete her Bachelors degree on-line as a non-traditional student.
While at DePaul, she worked for DePaul Athletics in the Marketing and Licensing department assisting in the coordination of Alumni activities as well as student marketing.
Kandi Chavis VP of Operations and Training Services
Ms. Chavis is an innovative and seasoned professional senior executive with a successful background in personal and professional training development. Over 20 years progressive experience providing professional and personal development services. Recognized as a hands-on, pro-active leader who identifies business and personal strengths and weaknesses, she formulates strategic plans for success, initiates change in behaviors and perspectives, and implements new processes to achieve maximum potential in challenging and diverse environments. She possesses an exceptional ability to develop and execute strategies that empower and enhance the lives of others.
Ms. Chavis created a resident services department from grass roots. She assessed the employment, educational, health, social, and recreational needs of residents. Excelled in forming partnerships and implementing programs to design plans for individuals, families and seniors to improve their quality of life, determine success goals, and implement programs to meet goals. Additionally, she developed a very successful, comprehensive homeownership program including several collaborative partners to transition residents from public housing to homeownership. Her work in designing and implementing a youth/senior partnership, "Learn to Serve", where teenaged residents bridge the mutigenerational gap by providing services for senior residents was a first of a kind and was very successful.
Ms. Chavis is expert in providing job coaching, personal and professional development training, employment assessment and readiness training, and business development training for several agencies, businesses, individuals, public housing authorities, and the Georgia Department of Labor.
