Mr. Swiney initially launched his real estate career in 1987 and has since diversified his extensive knowledge base by strategically securing positions with industry leaders that kept him at the forefront of management and operations concepts. Mr. Swiney has more than 20 years experience managing properties utilizing a diverse representation of financing avenues for purchase, construction, or rehabilitation. Those financing and corresponding compliance programs include: Community Block Grants, HOME, Conventional, Farmers Home and Federal (HUD) Loans, Section 8 Housing Choice Vouchers, Section 202 (elderly housing), Section 236, Section 42 (tax credits), Tax Exempt Bonds and Comprehensive and Replacement Housing Factor Funding Grants.

His experience includes the acquisition, lease-up, operations, asset management, repositioning, and disposition of multiple classes of real estate from A++ conventional to public housing. He has structured and managed several properties from site selection through construction and full occupancy. Mr. Swiney's diverse experience includes the management of 260,000 square feet of office, retail, industrial and warehouse space. He has overseen portfolios as large as 40 properties in five states and hundreds of employees. His construction experience includes identifying, contracting and supervising more than $63 million of renovation/rehabilitation projects and $100 million in new construction. Additionally, he has created and operated three management companies, one full service corporate accommodation company and one full service real estate consulting firm including, Motivation, Incorporated, Millennium Management, Snyder Multi-family Management, Snyder Corporate Accommodations and Camden Housing Group, LLC, and one not-for-Profit Reaching Back, Inc in 2007.

In September 2003, Motivation, Inc. partnered with the Jurisdiction-wide Leadership Council of Atlanta, Inc. to form the first Section 3, Resident Owned, and Operated business designed to encompass all 20,000 public and Section 8 households of the Atlanta Housing Authority. The company, aptly named Residents Work, LLC, performed janitorial and turnkey services for the multi-family industry. In keeping with his theme of empowering people from the ground up, Mr. Swiney transferred his interest in Residents Work to a single low-income mother in the fall of 2003. In July 2006, he created another successful Section 3 business in Toccoa Georgia for the Northeast Georgia Housing Authority [Moving Up, LLC] where 16 previously unemployed low income residents and non-residents were employed. In June 2007, he created an LLC for two training participants that perform turnkey services for market contractors and Motivation, Inc.

As a professional trainer and facilitator, Mr. Swiney has trained more than 11,700 people during his combined 24 years in retail and real estate management. This includes persons who did not speak English as a first language or at all, and those from all economic and social environments.

Mr. Swiney understands the many needs of his owner clients, having worked with a variety of non-profit and for-profit owner entities from individuals, community development corporations (CDCs), private corporations, to public housing agencies, empowerment zones, state, and federal agencies.
